The Property Investment Analyzer is built for buyer-side agents working with investor clients. Enter the property details, financing assumptions, and operating costs, and the tool returns cap rate, cash-on-cash return, 5-year IRR, and a full income statement.
Step by step
Open Property Tools → Property Investment Analyzer.
Enter the property address (we auto-pull rent estimates and tax data) or paste the price and rent manually.
Set financing: down payment %, interest rate, loan term. We auto-fill the latest market rate from our rate feed.
Set operating costs: insurance, HOA, property management %, vacancy %, maintenance reserve. The defaults reflect the local average for that ZIP.
Review outputs: NOI, cap rate, cash-on-cash, year-1 cash flow, 5-year IRR, breakeven occupancy. Toggle Scenarios to compare best/base/worst cases.
Click Save to deal — the analysis attaches to the contact's record for future reference.
